What to Expect When Renting:

1. Hold Fee:
The hold fee is $500 and would guarantee won't accept any other applications for this property for 7 days.
If you pay $500 to hold the property and you sign our lease within seven days, the $500 hold fee will be credited towards first month's rent.
If you place a hold on the property and do not sign a lease within seven days, you will not be refunded the $500 hold fee.
2. Application Fee:
Our application is hosted by a third-party website, Avail. There is a $55 application fee, to be paid by the applicant to Avail, which will cover the costs of the following requirements:
o General rental application
o Credit report
o Criminal Report
o Eviction Proceeding
All tenants living on the property are expected to apply. Once your application is processed and reviewed, you will receive notification that your application has either been approved or denied. This process does not usually take more than 24 hours.
3. Lease:
A full lease will be created and sent to you for your review and will outline costs, payment dates, utilities, provisions, etc.
4. Furnished Finder's 'Worry Free Waiver'
We require our renters to enroll in Furnished Finder's 'Worry Free Waiver' Program. This is offered in lieu of a security deposit and is $69.00 per month for up to $2,500 in protection from damage caused by a tenant or pet.
Alternatively, you may opt to pay a $2,500 security deposit, which will be returned to you at the end of your lease as long as there is no excessive mess, damage, or violations in the lease agreement upon moveout.
5. Rent
Monthly rent for this property will amount to $2200.00
The first- month's rent will be paid on or before the move-in date.
Every month, thereafter, will be due the first day of each rent period. For example, if you move in on the 13th of the month, the rent for each month will always be due the 13th of that month.
Rent received later than the 5th day after the due date will incur a late charge. The late charge will be equal to $20.00 or 20% of the monthly rent, whichever is greater, each day it is late.
6. Payment
Preferred method of payment is a physical check, made out to PrimeRental Partners. Please write separate checks with appropriate descriptions on the memo line (example: 'security deposit' or 'rent').
Venmo is also an option, available for a 2% fee (example: if rent is $100, $102 is considered due when paying with Venmo). Venmo account: PrimeRental Partners LLC @PrimeRentalPartners
If a less than full payment is processed, the outstanding balance is subject to accrue late fees beyond the 5-day grace period outlined in section # 5, titled 'Rent'.
7. Utilities
Utilities, including electricity, water, internet, electric heating, ventilation, air conditioning, hot water, etc., are included in the rental price. There is no washer or dryer on the premises, but there is a laundromat nearby.
8. Furnishings
This is a fully furnished property. Additional furniture and living modifications are not permitted, unless previously approved by us.
9. Parking
Parking is available on the premises, accessed via the alley between 6th and 7th Ave. Additional parking is available in front of 2152 7th Ave North, accessed via 7th Ave N, or other surrounding streets.
10. Home Security
Yale Smart Door Lock and keypad will allow access to your unit. A unique door code will be given to you at the time of move-in. If you ever wish for this code to change, please let me know and I will adjust the system.
Ring doorbell with camera is available. At the time of move-in this doorbell and camera will be deactivated and reactivated under your account. Without a subscription, you can only view real-time video and answer notifications. In order to store, review, and share videos from your device, you will need a subscription. We are not responsible for payment or collection of any fees associated with this subscription.
Ring Alarm security system is installed, but the account is currently not active. If desired, you are free to independently set up your own account to access and utilize our Ring Alarm Security system. We are not responsible for payment or collection of any fees associated with this subscription.
11. Guests
If an individual is staying with you more than 14 days out of the month, you should inform us of their identity. Having a long-term guest may require a background check, if their name is not on the lease.
12. Pest Control
We have pest control services which spray kid- / pet-friendly products every two months. If you see any pests on the premises, please let us know and we can request special services.
13. Move-Out
You will agree to leave the premises as clean as it was when you moved in. If you are not planning to clean for move-out or the premises is deemed to be excessively dirty, a $200 cleaning fee may be imposed.
