Shared water line with main house so water utility is a flat fee of $20-40 per month (depending on the number of occupants). Backdoor garbage service available at tenants expense. Tenent assumes responsibility to maintain tidy yard and exterior, land lord will pay for 3 professional mowings April, July and October. Cabin is on a septic system; owner prefers no more than 3 occupants to keep system stress down. No smoking and no pets allowed.
