Screening Criteria and Application Process Background and Credit Checks Background and credit checks are required for every applicant over 18 years of age. You'll submit your application securely through Zillow, where you'll also submit payment for the background and credit screening. Once the screening process is complete, both the applicant and landlord will receive copies of the reports. Identification All adults over age 18 must apply separately. Each applicant must provide two forms of personal identification, one of which must be a state- or government-issued photo ID. All applicants must qualify individually. Providing false, inaccurate, or incomplete information may result in the denial of your application. Application Process Each applicant over 18 must submit a separate and complete Zillow application. A completed application includes all requested documentation and payment of the screening fee. Applicants must attend an in-person showing before the application is considered. We strive to notify applicants of acceptance or denial within 7 days, though delays may occur if references are unresponsive. Pro tip: Provide as many contact methods as possible for references to avoid unnecessary delays. Order of Screening Applications are screened in the order they are received. If multiple applications are submitted simultaneously, we will place them in a randomized queue. Applications submitted in person at a showing are considered received simultaneously. Rental Agreement Once approved, you'll need to sign your rental agreement and submit the security deposit and first month's rent within 3 days. The unit is not considered leased until these items are received. Housing References We place significant weight on prior housing history. You must provide verifiable rental history for at least 3 years, and we reserve the right to request an additional 2 years if necessary. References from family members or related landlords may be given less weight. If you previously owned a home, we will evaluate your mortgage payment history. Credit A credit report will be reviewed for all applicants. We do not require perfect credit, but: Rent history should be free of evictions. Patterns of late payments, collections, bankruptcies, or judgments may require explanation and can result in denial. We prioritize rent payment history over other credit factors. We will comply with all local laws regarding the treatment of COVID-related financial hardship. Rent-to-Income Ratio Your gross monthly income should be at least 3x the monthly rent and must come from a verifiable, legal source. Source of Income Income must be: Legally obtained Verifiable Stable and consistent for the past 12 months We may request documentation such as: W-2s or tax returns Recent pay stubs Employer verification Investment income or other financial records Disclosure of alimony or child support is optional but may be included at your discretion. Occupancy Limitations Occupancy is limited to two persons per bedroom, unless otherwise required by Oregon law. A bedroom is defined as a sleeping space with a window and closet. Arrests and Convictions We may consider arrests and/or convictions as permitted by Oregon law. Applications may be denied if we believe the applicant poses a safety or property risk.
