Zillow charges a $35 application fee that's good for 30 days. - Anyone 18 years of age or older who will live at the property must fill out an application. - Each applicant must submit an individual application with complete and proper references. - For groups, all members of the group must submit individual applications and list group members on their application. - All applications for a group must be submitted before we process any applications from the group. - We will not review any incomplete applications. PRIOR RENTAL HISTORY - Rental history of current and previous landlord references, from unbiased/unrelated sources, is required. - Applicants must provide information necessary to contact current and past landlords. - We reserve the right to deny an application, if after making a good faith effort; we're unable to verify rental history. - Prior eviction(s) or negative reports may result in denial of an application. SUFFICIENT INCOME/RESOURCES - Rent (excluding utilities) shall be at a ratio of 33% or less of gross household income. This means gross income for all tenants must be at least $9,697/mo combined. - In a roommate situation, this minimum income is divided by the number of roommates. For example, if 3 roommates shared the house, each roommate would need a gross monthly income of at least $3,232. - Income must be verifiable through documents such as pay stubs, employer, bank statements and/or current tax records. CREDIT CHECK - A credit report will be run through Experian as part of the application process through Zillow. - A minimum credit score of 640 is required for each individual applicant. PETS - Pets will be considered on a case-by-case basis with references. - Prospective applicants must provide information necessary to contact references for pets. - Negative pet references may result in denial of tenancy. - An additional refundable pet deposit of $800 will apply.
