PRIOR RENTAL HISTORY - Rental history of current and previous landlord references, from unbiased/unrelated sources, is required. - Applicants must provide information necessary to contact current and past landlords. - We reserve the right to deny an application, if after making a good faith effort; we're unable to verify rental history. - Prior eviction(s) or negative reports from current or prior landlords may result in denial of an application. SUFFICIENT INCOME/RESOURCES - Rent (excluding utilities) shall be at a ratio of 33% or less of gross household income. This means gross income for all tenants must be at least $10,000/mo combined. - In a roommate situation, this minimum income is divided by the number of roommates. For example, if 3 roommates shared the house, each roommate would need a gross monthly income of at least $3,333. - Income must be verifiable through documents such as pay stubs, employer, bank statements and/or current tax records. CREDIT & BACKGROUND CHECK - We use a comprehensive reusable tenant screening report facilitated through Zillow Rental Manager. - A credit report will be run through Experian and background check will be run through Contemporary Information Corp (CIC) as part of the application process through Zillow. - A minimum credit score of 640 is required for each individual applicant. - Prospective tenant has rights to obtain a free copy of the consumer report in the event of a denial or other adverse action, and to dispute the accuracy of information appearing in the consumer report. - Addresses for Experian and CIC are: Experian Attn.
