The current tenants are males in late 20's. They are quiet, respectful and there is one well-behaved, non-barking medium sized, mixed breed dog. Looking for compatible roommates who like dogs, have sustainable income, are minimal social drinkers, are not 420 friendly and will vigilantly shut gates.
OVERALL DESCRIPTION: Located in an urban area in the North End of Boise and centrally located to EVERYTHING, this is lovely 1400 sq. ft. residential home where you can feel immediately comfortable. The light in each room coming from the large windows enhances the warm, comfortable color scheme.
LIVING ROOM: The large living room upstairs glows with refinished hardwood floors, beautiful light from the corner windows and a 50" smart TV.
KITCHEN: The kitchen offers abundant cupboard and countertop space (all split equally between roommates), two sinks and a window seat with lots of light. The appliances are older but functional. The stove faces out so you can enjoy conversation and light from the large windows while you cook. It is generously stocked with dishes, utensils, cooking and baking pans, crock pot, & hot air popcorn popper.
BATHROOM: The custom designed bathroom has a splashy ocean theme, deep soaking tub and shower. However, it is small and shared with 3 people. Toiletries are kept in your own room.
ROOM 2: 15x15 Queen size bed. Built in desk and closets. Great light from corner windows.
WASHER/DRYER downstairs. Shared by all tenants. Be aware that out of consideration for the downstairs roommate, there are specific laundry room hours.
OUTSIDE: The back patio has a privacy fence, a BBQ, an outdoor table and chairs, shade sails and a lovely rock garden. Be advised that there is no grassy yard.
PARKING: Each roommate will have their own designated parking space.
LOCATION: Located in the North End on State Street. One block from the city bus.

TRANSPORTATION: This home has a Walk Score of 75, meaning 'Very Walkable', and a bike score of 99, rated a 'Bikers Paradise'. The city bus is one block away. Uber rides are about $7 to downtown. It is 5 minutes from the Boise Connector freeway ramp and 10 minutes to the mall.
ANIMALS: Due to temperaments of current dog a compatible dog will be friendly, absolutely not aggressive and hopefully like to play. The resident dog is NOT good with kids and nips at them! A pet interview to determine compatibility would be required. Absolutely no puppies less than one year. No barkers.
NICOTINE: NO NICOTINE products of any sort in the house. On the back patio is OK.
OTHER things to note:
There are three steps to enter the home. The laundry room downstairs is accessed by stairs that are fairly steep.
One locked room downstairs is used for homeowners' storage and they may need access from time to time.
RENT: One person per room: $675/mo, $25/mo pet rent-if applicable, $500 refundable deposit, $350 for of last month's rent paid in advance. (If needed, I can work with you on this and divide it into 3 payments if your lease is at least six months.) Animal deposit is $300 ($200 is refundable). Be advised: If you have an eviction on record or have been employed less than one year or want less than a six-month lease, then a full first and last months' rent is required in advance.
LEASE: Six month lease. (Shorter leases considered with increased monthly rent of $750.). There are 3 rooms total, 1 room is available. One person per room. There is one shared bathroom. ALL UTILITES INCLUDED, except internet (pitch in for $25/mo).
Each person will have their own lease and will be renting directly from the homeowner.
Here is my process for selecting a compatible tenant: Tell me a little about yourself. (Things like: how many people will live there, when do you want to move in, how long do you want to stay? What is your monthly income? What is your source of income? Do you have a criminal history? Pets? Nicotine use? Anything else you would like to tell me.)
After we talk, then you may be invited for a tour. After the tour, if we both feel like this is a good match then you will fill out an application on a rental management platform. The platform will charge $29 for this. The platform will do a criminal background check and credit check.
