Timely reporting can prevent further damage and reduce repair costs. Repairs Under $300 If the landlord fails to address a repair request in a reasonable time and the repair costs $300 or less, you may arrange for the repair, provide a receipt, and deduct the cost from your rent (per Oregon law). You are not responsible for major repairs such as plumbing, heating, structural, or electrical system issues, unless damage results from your negligence or misuse. Landlords are required by Oregon law to keep the property habitable and in compliance with all health and safety standards.
