Utilities and Services
Tenant shall be responsible for the following utilities and services and shall establish accounts in Tenant's name (where applicable) prior to move-in:
Natural gas
Water/sewer/trash/recycling
Landscaping and yard maintenance (gardener) Tenant shall maintain the grounds in a neat and orderly condition at Tenant's sole expense
All electricity consumption in excess of what is produced and stored by the property's existing solar photovoltaic system and Tesla Powerwall(s). Tenant acknowledges that the solar + Powerwall system is designed to offset a substantial portion (but not necessarily 100%) of typical household usage. Any overages billed by the utility provider are Tenant's sole responsibility.
Owner shall remain responsible for:
All costs associated with the solar system and Powerwall(s), including but not limited to monitoring subscriptions, maintenance, repairs, replacement, and any lease/loan payments on the equipment.
No Smoking
Smoking or vaping of any substance (including but not limited to tobacco, marijuana, and e-cigarettes) is strictly prohibited anywhere on the premises, including the dwelling, garage, yard, and driveway. Violation shall constitute a material breach of the lease and may result in immediate termination and deduction from the security deposit for deodorization and repairs.
Pets
Pets are permitted subject to the following:
Maximum of two (2) pets allowed
No dogs over 60 lbs or of the following breeds (or mixes): Pit Bull, Staffordshire Terrier, Rottweiler, German Shepherd, Chow, Doberman Pinscher, Akita, or any breed deemed aggressive by Landlord's insurance carrier
Tenant must provide current vaccination records and a clear color photo of each pet
Additional pet deposit of $500 (refundable) and monthly pet rent of $20 per pet
Tenant is responsible for immediate clean-up of pet waste and all pet damage
Early Termination / Lease-Break Fee
"If Tenant vacates prior to the expiration of the lease term, Tenant shall pay a lease-break fee equal to two (2) months' rent plus forfeit the entire security deposit. Landlord will make reasonable efforts to re-rent the property and will credit any rent received against Tenant's obligation."

"Tenant shall maintain renter's insurance with minimum $300,000 liability coverage and name Landlord as an additional interested party. Proof required prior to move-in and annually."
EV Charging
"Use of any existing electric-vehicle charging equipment is permitted. All electricity used for charging is Tenant's responsibility and is not covered by the solar/Powerwall offset."
Air Filters / HVAC Maintenance
"Tenant shall replace HVAC filters at least every 90 days at Tenant's expense. Failure to do so may result in Tenant liability for any resulting damage."
Move-Out Cleaning & Carpet Cleaning
"Upon move-out, Tenant shall have the carpets professionally cleaned by a licensed company and provide receipt. Premises must be returned in professionally cleaned condition or a minimum $400 cleaning fee will be deducted."
Photos/Video Walk-Through
"Landlord and Tenant agree to complete a detailed move-in and move-out inspection with dated photos/video. Tenant acknowledges receipt of move-in condition form."
