Screening Criteria Overview: Total verifiable household gross income should be at least 2.5x the monthly rent. We run a thorough screening that includes--but is not limited to--credit, criminal, rental, and eviction history. Please contact manager for complete screening criteria. Within one (1) business day of accepted application, a deposit of $1000 in verified funds is required to hold the unit. Please begin tenancy within one week of available date unless otherwise discussed. This deposit becomes part of your refundable security deposit upon lease signing. Security deposit is one month's rent (or 1.5 month's rent if risk factors are present). NO last month's rent due at move-in. Move-in costs include one full month's rent and security deposit. Rent is paid monthly via ACH/automatic payments. Utilities: Tenant is responsible for electricity. Flat rate for water/sewer, garbage/recycling/compost: $96 for the first person and $38 per additional person per month. For the comfort of all residents, absolutely NO SMOKING OF ANY KIND PERMITTED ANYWHERE ON THE PREMISES, including the yards and front stoop. This is not an Accessible Dwelling Unit.
