Tenant pays for the electric and the home heating oil . The landlord has and will pay for the filling of the home heating oil tank and the tenant will reinburse the landlord that cost before moving in or at the time of the signing of the lease. The rent is $ 2000.00 per month plus a security deposit of $ 2000.00 and the last month's rent in the amount of $ 2000.00. The tenant shall pay for the electricity of the property that they are renting. No smoking in the residence is permitted nor any alcoholic parties as well. Tenant shall not do any painting or anything to alter the interior of the property without obtaining the permission of the landlord first and in writing. The tenant must have at all times while under lease of the residence insurance to cover for any losses or damages to the residence during the lease term and the landlord shall be named as the loss payee. The tenant shall if the heating oil runs low shall pay for another refill of home heating oil to prevent any pipes from freezing and at the end of the lease if any home heating oil remains the landlord will reinburse the tenant at the end of the lease and at the tenant's departure based on what the oil meter says remains in the tank and as per gallon that amount to the tenant shall be reinbursed. Tenant shall not sub lease the property nor rent out any rooms under this lease. Tenant shall allow the landlord or their authorized representative access to the basement thru the access doors at anytime as this is a common area. The landlord or their authorized represntative shall have access again to the basement at any time and including for maintenance or repairs. Tenant shall permit the landlord and their representative at the Landlord's leisure access into the living spaces of the residence for an inspection and any maintence that may need to be done for the maintaing of the property. Landlord will notify the tenant at least twenty four hours before acessing the living areas of the residence. The tenant shall allow landlord and their representative shall have immediate access to the living spaces of the residence at any giving time if an emergency should occur in order to facilitate repairs etc. Payment for the rent is due at the first of each month and if it is late past 5 days there is a late fee of Ten percent. Parking of two spaces is allowed. Landlord and their representative shall maintain the outside of the property. The tenant is responsible for keeping the living areas of the property clean and presentable. The first months rent security deposit and the last months rent is due at the signing of the lease and is due in the form of a Cashier's check. Payments for rent are due on time and that can be paid in Cash, Check, Cashier's funds. Trash collection is not included as there is no trash collection by the township and tenant must obtain their own trash collection service while residing at the home. Any violations or breaches of this lease shall be immediate grounds and reasons for the lease to voided by the Landlord and the tenant must vacate the premises within Ten days. Tenant will be issued keys for the residence at the time of the signing of the lease and Tenant shall not make any copies of the keys without the express permission of the landlord and shall upon termination of the lease return all issued keys to the landlord or their authorized representative.
