- Be responsible for the cost of repairs resulting from Tenant's negligence or misuse.
Emergency Repair Procedures: Tenant must immediately report urgent repairs (e.g., burst pipes, heating failure) to Landlord. Landlord will arrange for emergency repairs as soon as possible.
Appliance Use Instructions: Tenant agrees to use appliances responsibly and report any malfunctions promptly.
Noise and Behavior:
- No excessive noise, parties, or disturbances that violate local ordinances or HOA rules.
- Any complaints from neighbors regarding excessive noise or disruptive behavior may result in lease termination.
Pet Policy:
Dogs and cats are NOT allowed unless it is a service animal. Tenant MUST confirm the pet with the landlord prior to arriving.
Access and Entry:
Landlord may enter the Property for inspections, repairs, or showings with at least 24 hours' notice, except in emergencies.
Tenant cannot deny reasonable access for necessary maintenance or property inspections.
Termination and Eviction:
- Grounds for Eviction: Failure to pay rent, lease violations, property damage, or illegal activity.
- Eviction Process: Landlord will provide written notice, followed by legal proceedings if necessary.
- Unauthorized occupants are strictly prohibited. Tenant agrees to vacate the Property on or before the lease end date.
- Failure to vacate on time will result in legal action, including but not limited to eviction proceedings.
- Tenant waives any rights to adverse possession or squatter's rights.
Insurance:
Tenant is encouraged to maintain renter's insurance for personal belongings and liability coverage.
Landlord is not responsible for damage to Tenant's personal property.
Dispute Resolution
Any disputes will be resolved through mediation before pursuing legal remedies.
The Agreement is governed by the laws of the State of North Carolina.
Severability Clause:
If any provision of this Agreement is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.

- Other Rules: Tenant agrees to abide by community HOA rules.
