    Single family home in West Lafayette School District, next to Happy Hollow Park will be available for rent in the beginning of summer 2016. The house is a child-safe 1735 sq. ft. ranch with 3 bedrooms, 2 full baths, office, living rm., dining rm., and family rm. Washer and dryer are in the laundry room. Two-car finished garage with heat/AC. Faces Happy Hollow Park with nice running trail and large children's playground. The additional discount is negotiable for lease term of 2 years or longer. Rent is set below market value to find responsible tenants (e.g. Purdue postdoc or researcher with a family) and reflect few errands I would like to leave on tenants: (1) blow leaves from the roof and gutters (approx. 4 times a year), rack leaves in the fall (approx. 12 man-hrs. per season), shovel snow from the side walk about 100 ft. long, and make small fixes like cleaning clogged drains or changing gaskets for leaking faucets as the need occurs. The landlord is responsible for fixing/installing new fixtures and appliances, which are out of order due to the normal tear & wear (e.g. AC). If the need for such repair/replacement occurs, the tenant pays $100 deductible for repairs under $700 and $200 for repairs over $700. I own the house since 2010, but worked abroad since 2011. Currently I work in San-Jose, CA, and plan to relocate my family in the end of May beginning of June. During my stay in West Lafayette I made all repairs myself with above-average quality and would like to find similar-minded tenant.
