The following terms shall apply in addition to all other lease provisions. 1. Exterior Condition Tenant shall keep the premises free from clutter, debris, and trash. Storage or accumulation of items outside of the residence, except in designated containers or areas approved by Landlord, is prohibited. 2. Pets All pets must remain within the property boundaries and under the control of the Tenant. Loose or unattended animals outside of the property limits are not permitted. 3. Vehicles and Parking Tenant shall not keep inoperable, unregistered, or "junk" vehicles on the premises. Parking is limited to the garage and driveway only. Parking on lawns, landscaped areas, or unpaved surfaces is strictly prohibited. 4. Landscaping and Yard Use Landscaping services are provided by Landlord. This prohibition applies to permanent, temporary, and portable structures of any kind. 7. Propane System Tenant shall not tamper with, relocate, or attempt to refill propane tanks or associated systems. Refills or servicing must be performed only by a qualified professional approved by Landlord. 8. Utilities and Mechanical Systems Tenant shall not overload, misuse, or interfere with mechanical, plumbing, heating, or electrical systems. Tenant must promptly report any leaks, malfunctions, or damage. Unauthorized equipment or appliances that exceed system capacity are not permitted. 9. Improvements and Repairs Tenant may not make upgrades, modifications, or alterations to the premises without prior written consent of Landlord. Tenant may perform minor repairs only with prior approval of Landlord. 10. Smoking Policy Smoking of tobacco, marijuana, or any other substance is prohibited inside the dwelling. Tenant is responsible for smoke-related damage or remediation costs. 11. Renters Insurance Tenant shall maintain renters insurance with a minimum of $100,000 liability coverage and provide proof of coverage upon request. Failure to maintain insurance constitutes a breach of lease. 12. Rent Adjustment Beginning on the first anniversary of this Lease and on each anniversary thereafter, the monthly rent shall increase by three percent (3%) of the then-current rent, unless otherwise agreed in writing by Landlord and Tenant. 13. Right of Entry Landlord may enter the premises with at least twenty-four (24) hours' notice for inspections, repairs, or to show the property, and may enter without notice in emergencies. 14.
