Perfect home for a couple or a small family (max 3 people) who love to hike, ski/snowboard, want backcountry access, camping, snowmobiling, sightseeing, ATV, and more! Remote worker? We even have Internet out here! Access is year-round to the cabin. The location feels like a secluded remote getaway but is only 6 minutes to the town of Kamas, 20 minutes to Park City, and 25 minutes to Heber City -- an easy and beautiful commute for anyone working in the valley. Not to mention a quick walk to The Notch for food/beer/pool or The Samak Smokehouse for smoked goods and great coffee. We are a pet-friendly location upon approval, approved Dogs are allowed with an additional deposit (refundable) and monthly fees. Internet service is available at this location and is used for Wifi calling as the reception is spotty once heading up the mirror lake highway. Living in a cabin in Utah during winter is really quite the wonderland, but it also means shoveling the deck and driveway. It is important to know that snow removal is the responsibility of the tenant, they can either remove snow themselves or hire out to remove snow. Last year the HOA did hire a plow for the Samak Park loop road that goes out to the mirror lake highway. We love renters who have experience with winter cabin/country living! We have fallen in love with this cabin and we are sure you will too, it is a magical place and a one-of-a-kind find in Utah! Additional Information: Electric- Through Rocky Mountain Power Average electric bill in the summer/spring/fall: $57/month Average electric bill in the winter: $181/month* *This winter bill was prior to us installing a more efficient supplemental heat system, this may vary depending on winter severity and wood burning. Internet- All West Communications Average Bill: $45/Month Septic Use - no fee Water - Shared Well water and the bill is taken care of by the landlords Trash: Trash bill is taken care of by the landlords. HOA fee + HOA specific winter Plowing fee (snow removal renter's responsibility, HOA isn't required to plow) - taken care of by landlords. Pets: Dogs ok with approval, no more than two. Pet deposit (refundable) of $300. Snow Removal: It is important to know that snow removal is the responsibility of the tenant, they can either remove snow themselves or hire out to remove snow. Absentee Landlords: The landlords live out of state in Colorado with family living in Samak. Renters who can do minor maintenance tasks are good for absentee landlord properties. Application Information: After emailing or calling the landlord- *1-Page Rental Application (One completed application for each proposed adult resident and each proposed co-signer) *Credit Report (not just credit score) for each proposed adult resident and each proposed co-signer. This can be found free online with servicees like credit karma, Experian, or the FTC. *Application Fee- $0. Consider the Credit Report the replacement for a fee. * Proof of employment *Copy of Drivers' License or other form of government ID for any adult applicants.
