A 40-gallon hot water heater was installed October 2024. There are washer and dryer hookups as well as rough-in for a water softener in the basement. Sump pump works, but the basement rarely gets any water in it. The basement has an open space, a small room under the bathroom to access the plumbing, and two larger rooms for storage. The propane tank is 1,000 gallons and it belongs to the property. YARD/GARDEN: The front yard has established spring flowers by the white plank fence and stone walkways that lead off the main concrete walk. The back and side yards are completely fenced with privacy fencing in the firepit area. There is a large shed in the back with two compartments. There's a garden area that is fenced in and has a charming gate for entry. There's a mature apple tree in the side yard that produces apples year after year. Other trees on the property include birch, black walnut, a big goofy pine tree and the majestic boxelder tree that provides shade for the backyard. RECENT UPGRADES in 2024: New exterior doors – front, back, garage. The front door has an electronic deadbolt and keyed entry. The backdoor has a keyed deadbolt and keyed entry. The garage has a keyed entry knob. New toilet and bathroom flooring. Electric hot water heater (40 gallon). New kitchen faucet, new tub faucet and outside faucet. New entryway porch light. DISCLOSURES: The garage door needs to be replaced, the poured concrete floor is cracked and it needs to be reshingled ASAP as there is a leak in the roof. The sheds need to be reshingled, and both the garage and shed need painting. There is no central air and the large wall air conditioner gave out and needs to be replaced. There are two broken windows on the house. BILLS: Property Taxes = $980 per year. Otter Tail Power Company (electricity) = $100 a month. City of Lidgerwood (water, sewer, recycling, and garbage services) = $90 a month. 800 gallons of propane will last May to February. NOTE: There is currently a renter living in the home, so we'd have to arrange times to view it, and if she has to move out, she needs at least 45 days notice.
    What the owner loves about this home
    I love the architectural oddities of this house as it's been remodeled in the past before I purchased it. I love looking at the beautiful old willow tree across the street. I love the backyard and sitting around the firepit with friends. I loved the garden. I actually love everything about this property.
