Rent is due on the first day of each month and considered late after the 5th. Payments not received on or before the 5th of each month is considered late and an additional charge of $50 will be applied to that month's rent. All utilities will be paid by the tenant. The lease is for a one year period from date on lease with an automatic renewal for an additional year unless a 60 day notice by certified mail is given prior to the end of the first year lease and any year after. This automatic renewal does not require a new lease or signature. Only a certified letter from the landlord would alter the lease period in any manner. Any move letter must be a certified letter from the landlord.
