We are selling our property as we are purchasing a home in the southwest. My whole life I wanted to "live in a gas station." I have enjoyed, and continue to enjoy, my man cave property. It is located at the junction of two state highways, in Steptoe, Washington, with thousands of cars daily going past. This is a great commercial corner and the best location presently available in Whitman county. The summertime brings many car guys and gals with awesome cars, and Classic Phillips 66 in Steptoe is a known destination ( and you can find us on google maps). Our historic filling station is in Steptoe, Washington (unincorporated) the heart of the Palouse, and is located 50 miles south of Spokane, Washington on the main highway to WSU (state highway 195) and only 10 miles from Colfax; and a short commute to Washington State University in Pullman Washington. Our location is at the junction of Highway 195 and State Route 23. The WSDOT traffic count exceeds 4000 vehicles daily. We have incredible exposure for any type of business; coffee stand drive thru, sandwich or pizza shop, used car lot, ATV / Motorcycle shop sales and repair, Antique store, Classic Vintage car sales and repair, a gun shop, welding fabrication shop, art studio or ?. Our building is around 2,800 sq. ft and divided in half living and half shop area and is zoned C/R. The land area is pie shaped and defined by roads and a common parking area. Easily seen with google satellite. The living area has 2 bedrooms, kitchen, bathroom, utility and living rooms and a very large "bonus room" that could easily be made into 2 additional room areas. The outside looks good and has a large fenced area for our dogs. The inside is man cave and needs floor covering. The interior presently has old linoleum, and needs some sheet rock repair and paint. The property has city water and city sewer with a new sewer line replacement 2017. An RV dump was added so your southern friends can come and visit. The shop area has a large single bay and storage areas, and an upstairs. A 4 post lift is included.The island has vintage styled gas pumps THAT ARE DISPLAY ONLY, NON-FUNCTIONING + vintage signage, and is down right KOOL with travelers taking pictures each year. The flat roof has leaked in the past but does not presently have any leaks. We have resealed it through the years but it should be replaced in the future. All Phillips 66 gas station items are included in the sale. Steptoe is a GREAT place to live with good people, no crime, and a public school a few blocks away. There are golf courses and skeet ranges, lakes, rivers, hunting and fishing, car clubs and drag strips, and race tracks all within a 50 mile radius; as well as an abundance of wildlife including deer, elk, moose, pheasants and coyotes.
