This is a privately owned home in the Evergreen MHC. This application is strictly for renting the lot that the home sits on (Lot #43) in the park. You must be pre-approved by the park. The Lot Lease term is for one year. The Tenant will receive a monthly statement from the park for their monthly lot rent and water/sewer bill. The water/sewer will be considered as additional rent and will be due on the 1st of the month along with the lot rent (Both must be received no later than the 5th to avoid being charged a $50 Late fee). Trash service is included with lot rent. The Tenant will be responsible for all other utilities and/or services including gas & electric (Provided through Consumers Energy), Internet Wi/Fi, phone, etc. Each lot in the Evergreen MHC is permitted a maximum of (2) pets per household. All pet owners are required to have all pets pre-approved prior to moving the pet into the Community. Pet owner(s) must be able to provide proof of a valid pet license and up-to-date rabies vaccination. All pets must do a meet and greet for before final approval. Each lot is allowed a maximum of (2) registered vehicles per household (unless the Tenant has received written permission from the Landlord). The Evergreen MHC provides lawn mowing services during the spring/summer/fall season (The park mows at their own discretion of when it needs to be done). The Tenant will be responsible for all trimming/edging (weed whacking) and any additonal mowing beyond when the park mows. The Tenant is also responsible for raking, and keeping their lot free of limbs and other debris. During the winter season, the Landlord will be responsible for plowing/salting the community roads, shoveling/clearing/salting all Community areas. The Tenant will be responsible for all snow and ice removal from their own driveway and any walk-ways located on their lot.
