    This is available August 1st. Ideal for a couple or small family. 3 bedroom, 1 bathroom house off of Highway 140 in Hesperus, Colorado about 2 miles south of the old gas station on 160. 20 minute drive to Durango, 40 minutes to Cortez, and about 25 minutes to Mancos. 1 hour drive to Farmington, NM. This is an older home but new roof, new kitchen floors, and painting. Hardwood floors in the living room. Carpeted bedrooms. Covered back patio. Propane heat source and wood-burning fireplace. Tenant pays for utilities and propane. The water source for the home is a private well on site. Includes washer and dryer. There is no wifi at this house other than any hot spot you set up or Satellite internet you install (Dish). I often worked from home on my hotspot, but it did consume a lot of gigs. It currently does not include full access to the garage. However, it has a large front yard and backyard. If you like to garden, there are a lot of opportunities but it's a 3-4 plant hardiness zone:) I've typically done sunflowers, Columbines, and tulips. There is natural Lupine on the property that comes up every year, too. No parties and please be respectful of the neighbors. Very quiet neighborhood. No smoking. Tenant will need to set up utilities through Empire Electric and a propane account through Farrell gas. If tenant would like internet, they would also need to set that up as well. I typically used my Verizon hotspot because the satellite internet is not always the best, but there are no cables out in this area of Hesperus. House has smoke and carbon monoxide detectors as well as fire extinguisher. Tenant must maintain renter's insurance. Gravel driveway that will require shoveling/plowing in the winter, but there are often locals that will plow for the major snow storms leaving 12+ inches of snow. Four-wheel or all-wheel drive vehicles recommended. No cats. Approved potty-trained dogs accepted. Two dog limit. However, yard is not fenced so tenants must take care to watch their pets when they're outside.
