    Very clean and spacious furnished apartment with modern washer/dryer in unit and 4 new smart TVs. Easy first floor access with front and rear doors. Accommodates 10 people. No pets, smoking or recreational drugs allowed anywhere on the premises. No "party people" - we're looking for quiet families. The property location is a fully furnished, first floor apartment at 207 East Toledo Avenue, Wildwood Crest, NJ 08260. Weekly rent is $2700.00. The rent, as well as the security deposit (see below) and signed lease, are due at Landlord's house three weeks prior to move-in. Three weeks total are available: July 12 - 19, 2025 July 19 - 26, 2025 July 26 - August 2, 2025 As availability permits, renters can choose one, two, or all three weeks. If a renter chooses all three weeks the total rent will be discounted to $7500. A security deposit of $500.00 is required and will accompany the rent and signed lease. The security deposit will be held by Landlord until Tenant vacates the property at the end of the lease term. The security deposit will be returned to the Tenant within 10 business days subject to deductions made for necessary repairs, etc. The Tenant shall maintain the apartment and furnishings in good, clean, and ready-to-rent condition, and use the premises only in a careful and lawful manner and will leave it as they found it. Tenant shall pay for any maintenance and/or repairs should the premises be left in a lesser condition. The Tenant agrees that the Landlord shall deduct, from the security deposit, the costs of any maintenance and/or repairs required, prior to refund. The Landlord will inspect premises and notify the Tenant of any deductions made to the security deposit within ten business days of the Tenant vacating the rental apartment. The Tenant shall vacate the premises at the expiration time and date described in the rental agreement. The Tenant expressly acknowledges that this rental agreement is for transient occupancy of the rental apartment, and that the Tenant will not make the apartment a residence or household beyond the expiration date of the rental agreement. This is a short-term lease only, with no expectation that the lease will be extended beyond 2025 summer weeks specified above. The Tenant shall use the property for legal purposes only and any other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall be cause for termination of this rental agreement. Any commercial use of the property is also prohibited. Streaming TV is included in the monthly rent, and the service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content, lack of knowledge of use, or personal preferences, with regard to TV service. All TV's in the unit are "Smart TV's", allowing Tenant to use streaming services, etc., using their own account/s, if desired. It is the Tenant's responsibility to remove their account/s from the Smart TV's at the end of the rental period. High speed wireless internet is included in the rent. The password needed to access the internet will be provided to the Tenant upon possession of the apartment. No refund of rents shall be given for outages, speed, access problems, or lack of knowledge of use. Electric service, gas heat, water, and sewer are included in the rent. There is on-street parking; there is off-street parking as availability permits. Pets are not allowed. No smoking/vaping or tobacco use of any kind is allowed anywhere on the property, either indoors or outdoors.
