I prefer no pets but will consider a small pet on a case-by-case basis with a $300 non-refundable pet fee. Note: the basement of this house is a separate rental unit. The landlord does not live on-site. Requirements: A positive rental reference from your current landlord. Positive employment reference and you must have worked at your current job for at least 2 years Combined gross income is approximately three times the monthly rental amount. W2 income (cannot be self-employed) Credit score above 650. Owner pays for water; Tenant responsible for all other utilities; no smoking inside the unit. One year lease required initially but after one year, the tenant can choose to go month-to-month.
