1. Lease Term:
The lease shall be for a fixed term of one (1) year
2. Rent:
The monthly rent shall be $3000, payable in advance on or before the first day of each month.
3. Security Deposit and Initial Payment:
At the time of signing the Tenant shall pay:
First month's rent: $3000
Security deposit: $6000 (equal to two (2) months' rent)
Portion of the security deposit equivalent to one (1) month's rent shall be applied toward the last month's rent. The remaining deposit will be held as security for damages, unpaid rent, or breach of lease terms.
4. Utilities:
The Tenant is responsible for all utility services to the Property, including but not limited to:
Electricity
Water
Trash collection and disposal
5. Pets:
No pets are allowed on or in the Property at any time, including guests' pets. Violation of this provision will constitute a material breach of this Agreement.
6. Smoking:
Smoking is strictly prohibited inside the Property. This includes tobacco, marijuana, vaping, and any other similar products or substances.
7. Use of Property:
The Property shall be used solely as a residential dwelling and occupied only by the Tenant(s) listed in the full Lease Agreement. No subletting or short-term rentals (e.g., Airbnb) are permitted.
8. Tenant Maintenance Responsibilities:
The Tenant agrees to keep the Property in clean, safe, and sanitary condition and to promptly notify the Landlord of any damage, malfunction, or needed repair. The Tenant is responsible for the following maintenance obligations:
Routine Cleaning: Keeping all interior areas clean, including floors, appliances, bathrooms, and windows.
Minor Repairs: Replacing light bulbs, smoke detector batteries, and air filters, and unclogging drains and toilets (unless due to structural or plumbing defects).
Yard Maintenance: e.g., mowing the lawn and general upkeep of outdoor areas.
Trash Disposal: Regular removal of trash and recycling in accordance with local guidelines.
Damage Reporting: Promptly reporting any issues such as leaks, mold, or structural damage to the Landlord to prevent further deterioration.
No Alterations: Not making any alterations to the Property (e.g., painting walls, installing fixtures, mounting TVs) without prior written approval from the Landlord.
Failure to maintain the Property in accordance with the above may result in deductions from the security deposit or further liability for repair costs.
9. Governing Law:
This Agreement shall be governed by and construed in accordance with the laws of the State of Virginia.
10. Additional Terms:
Any additional terms, rules, or regulations shall be outlined in the full lease document signed by both parties.
