(1) The terms of this Lease (Term) will begin on _____________________ and end on _______________________________ (for a period of ___1___ year). The monthly rent shall be the sum of ___$1275___ with a deposit of __$1275____ for damages and cleaning, if applicable.
(2) The monthly rent shall be paid in full on the __1ST__ day of each month and no later than the __5TH__ day of the month.
(3) If the rent is not paid in full within 5 days of the due date, then, at the option of the Lessor, the entire remaining unpaid balance of the term of rental may be declared due and payable upon demand, or cancel this lease together with all Lessee(s) rights there under and the Lessor will be entitled to immediate possession of the house.
NOTE
$10 per day for each day until paid in full.
(4) This LEASE shall be binding for the term of 1 year at said time, then LEASE will be a month-to-month LEASE with all the same conditions to apply. This lease may be canceled by Lessee or Lessor upon written notice given 30 days prior to the date upon which the house is to be vacated.
(5) In the circumstance of eviction, Lessee shall waive 30 day notice and must vacate the house in 10 days.

(6) A security deposit shall be paid by the Lessee(s) upon the execution of this lease, this money is to allay actual expenses incurred by Lessor. Included are, but not limited to:
For repainting or repairing walls for damage done to nail holes, scuff marks, etc.
For shampooing and deodorizing carpets where relevant.
For cleaning of the hallways.
For cleaning of the entire house including but not limited to: walls, vents, doors, light fixtures, windows, heather and hot water tank, oven, oven hood, stove, sink, refrigerator, floors and carpets, cabinets, bathroom vanity, toilet and bathtub.
Landscape maintained in the same condition as when moved in.
Any expenses exceeding the amount of the security deposit shall be paid by the Lessee.
(7) The Lessor agrees to furnish to the Lessee(s), upon written request of the Lessee(s) at the time notice of cancellation is given, an itemized statement of charges against the security deposit. The Lessor agrees to refund the balance of the deposit within thirty (30) days after the Lessee(s) has vacated the premises. If the Lessor fails to comply with this covenant, the Lessee(s) shall be entitled to recover the entire sum of the original security deposit.
(8) The Lessee(s) agree not to repair automobiles in the yard or driveway.
(9) The Lessee(s) agree to replace the heating and air conditioning filters each month.
(10) The Lessee(s) assume the duty to maintain the premises, and appliances, and fixtures in as good of repair and working order as when they entered the premises. The Lessee(s) agree to pay any bills for repairs that are a result of their negligence or destruction.
(11) Any changes to be made must be discussed with the Lessor prior to.
(12) Pet standards. Except as required by law, no pets or animals of any kind are permitted in the rental. Pets found in the home will be an automatic breach in this lease and Lessee(s) will forfeit their security deposit.

(13) The Lessee(s) agrees to replace batteries in the smoke detector when needed.
(14) Repeated or excessive noise, (example: loud TV, stereo, motorcycle, or other), of any kind that disturbs the other tenants/neighbors as judged by the owner of this property constitutes a broken lease, on the part of the tenant.
(15) The Lessee(s) hereby grant the Lessor or the Lessor's agent (repair people) permission to enter the house without notice in the event of a suspected emergency or for repairs or pest control. All measures will be taken to give notice of need when possible.
(16) The Lessee(s) agree not to sublet or assign this lease to anyone other than the original Lessee(s).
(17) All utilities (example: electric, water, sewer, garbage, etc.) shall be transferred into Lessee(s)'s name within (3) working days upon execution of this lease. Failure to do so will result in automatic eviction.
(18) Internet, telephone, and cable TV services are not provided by the Lessor.
(19) Lessee(s) agrees to provide lawn care service (self or outside service) that includes grass not to exceed 5 inches in height, weed-eat done on average basis, and trimming of shrubs bi-yearly. Landscaping should be maintained and not overgrown.
(20) Lessee(s) and guests are permitted to park in the garage or driveway. No parking is allowed on the grass.
(21) Smoking of any kind, natural or synthetic, is not allowed in the rental. Lessee(s) will not engage in or permit the sale, distribution, dispensing, storage, processing, cultivation, or use of marijuana or products containing marijuana or THC.
(22) The Lessor shall have the right to require strict performance of any term or condition of lease. Failure on Lessee(s)'s part to abide by lease shall be subject to eviction.
(23) If eviction is opted, loss of the security deposit is automatic. NON-REFUNDABLE DEPOSIT FOR EVICTION.
*Deposit and first month's rent due at signing of lease. Rent will be due 1st of the month. Rent will be prorated if move in is after the 1st.
