Showers have seats and are transfer showers. All bedrooms have their own en-suite bathroom. Great for lazy afternoons, rainy days, and evenings at home. Deck A large, covered back deck is 40' x 12', with an additional uncovered 4 with 2 gas grills that come in handy when grilling burgers for your big crew. This deck is also where the views come in: settle into the egg chairs or the expansive lounge seating and an incredible vantage point of the Ozark Mountains and Table Rock Lake. Another thing that makes this deck awesome? Our family's favorite feature: the outdoor spiral chute slide from the deck to the lower level patio. Patio The lower level patio has the hot tub, fire pit, and more lounge seating. Get here the old-fashioned way (stairs) as well as via the outdoor spiral chute slide (adults, too). Laundry Two laundry areas: one on the main level with 2 stacked full size front load sets and one set on the lower level for your use. Swimming Pool Our neighborhood outdoor swimming pool is a short walk down the street, along with the playground. The indoor swimming pool is just down the hill from us. Lake Access Table Rock Lake is closer than it appears! Simply walk to the end of our street and down the hill, and a perfect quiet cove reveals itself. This shallow cove is great for wading, splashing, and a bit of fishing. We would love to have you and your family or your group. CANCELLATION POLICY If you cancel before 90 days of arrival, you receive a full refund of your deposit, less the amount of one night. If you cancel within 90 days of arrival, there is no refund unless we are able to rebook the dates. CLEANING PROCEDURES We are looking forward to hosting you for your vacation! Our housekeepers are continuing their extremely high standards of cleaning and preparing our places for you. TRAVEL INSURANCE You can purchase travel insurance for your reservation. The standard policy covers quite a few reasons for cancellation and applies to your whole traveling group from what we understand. We have partnered with a travel insurance company so that all of our guests have an option for insurance, but note that we do not sell insurance nor play an insurance agent on TV so cannot advise you, nor require you, to purchase it. Note that all new reservations have the option of purchasing a Cancel For Any Reason insurance policy besides the standard travel insurance policy. You can purchase this when you make your reservation with us, and the insurance is automatically connected to your stay. Pre-approved dogs only. Dog rate is $35/nt per dog plus local tax. Rental agreement will be sent to the guest to be signed. HOUSE RULES Check-in time is 4 p.m. on the arrival date, and check-out time is 10 a.m. on the departure date. There is NO SMOKING in our home. If we find that you have smoked in our home, there will be a minimum $400 fine charged. If you smoke outside, please dispose of your cigarette butts properly in the trash. In no event shall the Rental Property be occupied by more than maximum occupancy without prior approval by Owner. In no event shall Guests assign or sublet the Rental Property in whole or in part. Violations of these rules are grounds for expedited eviction with no refund of any kind. PETS There are no unapproved pets allowed in the property. If you bring an unapproved pet, or a family member shows up with one, please give us a call immediately. If you fail to give us a call, and we find out about your pet after you leave, you will be charged a minimum $350 fine. DAMAGES Although we never anticipate any damage or broken house rules, your credit card information will be held on file in case of damages or broken house rules. CANCELLATIONS and REFUNDS All cancellations and refunds will be according to the policy booked under. In the event Guests wish to terminate this agreement, Travel Insurance, Damage Protection, and any processing or administrative fees are non-refundable. No refunds for cancellations within 90 days of arrival, late arrival, or for early departure. If your cancelled dates are booked by another party, we will gladly refund the amount the new guests paid, less the cancellation fee. We highly encourage you to purchase trip insurance to cover your stay in case of a natural disaster or other major event and you need to cancel. Depending on the type of trip insurance you purchase, you are usually eligible to be reimbursed by the insurance company for the amount that we do not refund. Trip insurance is a minimal amount and worth the cost. Be sure to carefully read the insurance that you purchase so you know which cancellation reasons are covered and which ones are not. No refunds will be provided due to inoperable appliances, swimming pools, hot tubs, elevators, etc. The Owner will make every reasonable effort to assure that such appliances will be and remain in good working order. No refunds will be given due to power blackouts, water shortage, flooding, snow, construction at adjacent properties, or mandatory evacuations of the area by county officials due to tornados, hurricanes, flooding, or other potentially dangerous situations arising from acts of God or nature. HOT TUB RULES and WAIVER Always shower before using the hot tub to remove all lotions and other oil-based body products Children should not use the hot tub without adult supervision When opening the hot tub cover, unfasten all safety straps first before lifting the cover off Guests with infectious diseases should not use the hot tub To avoid injury, exercise care when entering or exiting the hot tub Do not use drugs or alcohol before or during the use of the hot tub to avoid the effects of hyperthermia, unconsciousness and possible drowning Pregnant or possibly pregnant women should consult a physician before using the hot tub Water temperature in excess of 104 F may be injurious to your health Prolonged immersion in the hot tub may be injurious to your health it is best to not soak longer than for 30-minute sessions Never stand or sit on the hot tub cover Always cover the hot tub after each use and secure the straps to ensure the safety of children that are visiting If I, the undersigned guest, opts to use the hot tub, I agree to the following conditions: Five (5) person maximum hot tub capacity No food or drink shall be allowed in the hot tub No glassware is allowed in or around the hot tub No body lotions shall be allowed in the hot tub All children under 16 years of age shall be accompanied by an adult No infants or dogs are permitted in the hot tub I have read, understand, and will follow the Hot Tub Rules: Hot tub will be left in the same condition as it was found upon arrival at property All individuals, including pregnant women and/or those under the influence of alcohol and/or drugs shall use the hot tub at their own risk If the hot tub is damaged or otherwise mistreated during my tenancy, or if upon arrival, I find that the hot tub has been previously misused, I understand it is my responsibility to immediately contact Branson Family Retreats I understand that by signing this waiver, it is my responsibility to inform every person using the hot tub of these rules, and to insure every person abides by them I further understand that failure to comply with these guidelines will result in forfeiting my entire damage deposit and/or paying any additional expenses to restore the hot tub to its prior condition I understand that this agreement/waiver is incorporated into, and is part of, the original lease agreement between the parties By signing this agreement, I release Branson Family Retreats, VHB LLC, and Natty Investments LLC from any liability associated with me or my guests' use of the hot tub.
