The historic Green River is across the street, with a Public Boat Launch less than a mile away (see attached picture)! The apartment is 1200 square feet with two bedrooms, a Living room, and a Family room. The bathroom has a wood vanity and a tub/shower. The storage room includes cabinets and a hook-ups for a washer/dryer. It has been freshly painted throughout, with the carpets cleaned, and is ready to move in. The unit is energy efficient, insulated to R-30 in ceilings and walls to R-19 with Simonton vinyl-clad thermopane tilt-in windows for easy cleaning and new Bali mini blinds. The energy-efficient HVAC system features gas heat and central air. Cable and Fiber-optic High-Speed Internet is also available. Off-street parking and a small deck adjacent to the unit entrance are provided for relaxing outside. Use of a onsite Yard Barn for storage is negotiable. The unit's lease term is for one year, then month to month thereafter. The first month's rent is due at lease signing, plus a $750 Damage deposit (refundable if the unit is left clean and undamaged). Note that the damage deposit cannot be used as the final rent. After the first year, the lease is month-to-month. The Tenant agrees to give the landlord a 30-day notice to terminate the lease or an additional month's rent is due. Absolutely no pets are allowed, and no smoking is allowed in the unit. City water is provided. The tenant pays for Natural gas, Electricity, Trash service, and Internet/Cable. The tenants are responsible for maintaining smoke detectors (battery replacement). The carbon dioxide detector has a 10-year battery that requires no maintenance. Rents not received within five days of the due date are subject to an additional $50 late fee and an additional $100 late fee if not received until after the 10th of the month, no Section 8.
