    Situated on a high elevation prime corner lot in El Cid rests this charming 2,607 total square foot home. The lot boasts 85' feet on Valencia and 125' feet on Medina. The home is original and needs a complete renovation. A Buyer has the ability to add on to the main house and/ or add a guest house. Per the historic planner of WPB, a homeowner can add an additional 1,700 total square feet to the property. That means that either plan A). 1,700 sq ft can be added to the house or plan B). a 1,000 sq ft guest house could be built which would only allow another 700 sq. ft. to be added to the main house. *The house is considered ''contributing'' and cannot be torn down. Both the front and side facades (facing Medina and Valencia) must stay /look the same, with exception of the window on the front facade abutting the former garage. Verbally, they acknowledged that the window doesn't look like an original window so there potentially is more flexibility with the Valencia side that was formerly a garage, and that section could be returned to a garage. The stone retaining wall along the property line is the only part of landscaping that would need to remain (some constraints around green space, minimum number of plantings, but none of the existing trees have to be protected). No constraints whatsoever on the interior, one would just have to retain those two original facades. The home will only be sold to a "cash" buyer. All details from the historic planner mentioned above are preliminary and have NOT been "approved" by the board. The comments above are simply vague parameters that need to be drawn and stamped by an architect and then formerly approved by the historic board.
