1. **Property
Landlord hereby leases to Tenant and Tenant hereby leases from Landlord the property located at [204 N 30th St , Unit B, Wilmington,NC 28405 ], for residential use only.
2. **Term
The term of this lease shall be for 12 months

Tenant agrees to pay Landlord the sum of $1,650 per month as rent. Rent is due on the 1st of each month. If rent is not received by the 3rd of the month, a late fee of 10% of the monthly rent will be assessed.
4. **Security Deposit
