Alterations:No alterations, painting, or major changes to the property are allowed without prior written consent from the landlord. Subletting:Subletting or assigning the lease to another party is prohibited without written consent from the landlord. Termination: Either party may terminate the lease with a 30-day written notice. Early termination by the tenant will result in a fee equal to one month's rent. Insurance: Tenant is required to obtain renter's insurance and provide proof of insurance to the landlord within 30 days of move-in. Entry by Landlord: Landlord may enter the premises with 24-hour notice for inspections, repairs, or showings. In emergencies, landlord may enter without prior notice. Rules and Regulations: Tenant agrees to abide by all community rules and regulations, including noise restrictions and proper disposal of trash. Failure to comply with any lease term may result in eviction and forfeiture of the security deposit.
