Towards the end of 2023 my electrician completely re-wired the house so everything's in great shape. In addition, the windows have already been replaced with tilt-in for easy cleaning double hung insulated glass, there's even extra blow-in insulation in the pull-down attic, newer high efficiency AC unit, huge fenced in back yard with work shed, property is about .4 acres - a dog would be allowed with pet fee but no cats. The same tenant, a nice family has been in the home since remodel and are now relocating. My preference is a longer-term lease with 1 year as the minimum. Owner is a licensed real estate agent. First month's rent and deposit due at lease signing. I do charge a pet fee of $500.00, and the tenants are responsible to pay all utilities and yard maintenance. I use a standard NC realtor lease and do not charge an application fee.
