The living room has a newly installed electric fireplace that emits heat. Washer and Dryer is also included in the property along with internet. There is assigned parking which requires a parking permit along with keyfob entry into the gated community. There are 3 schools within the neighborhood elementary, middle and high school each within walking distance from the property. Metro is also right outside of the community as well if you are in need of public transportation. Westheimer is less than 5 mins away where you can access all of the major shopping stores. You can also reach HWY 6 or head towards the katy area within 15 mins or less. Property manager lives on site but not in the property so if you need anything, you are able to reach someone to assist you with any issues. Safety and security are paramount. We require an extensive background check to ensure all potential tenants can comfortably afford the property for the duration of their stay. Please review the following lease terms carefully: WE DO NOT ACCEPT FELONS OF ANY KIND Lease Duration: The minimum lease term is 6 months. This term is designed to provide stability both for the tenant and the community, ensuring a consistent and secure living environment. 1. Smoking Policy: No smoking is allowed on the premises at any time. This policy applies to all forms of smoking, including, but not limited to, cigarettes, cigars, e-cigarettes, and vaporizers. Unit has never been exposed to smokers. If there is any signs of smoke exposure to the property, that is grounds for automatic lease termination. 2. Pet Policy: No pets of any kind are permitted in the unit or on the property grounds. Unit has never been exposed to pets. If there is any signs of a pet at the property, that is grounds for automatic lease termination. 3. Parties and Noise: No parties are allowed. Residents are expected to maintain a reasonable noise level at all times to ensure the comfort and peace of all tenants. 4. Parking: Parking is assigned specifically to each tenant. To facilitate this, tenant must provide car information to receive a key fob and parking permit. Only vehicles with a valid parking permit are allowed on the property. Everyone else must park on the street outside of the gate. Any vehicle without a parking permit will be subject to towing at the owner's expense. 5. Additional Fees: Electric: The tenant is responsible for the electric bill, which will be billed monthly based on usage. Wifi Package: A high-speed internet package is available at a fixed rate of $80 per month. Security Deposit: The amount of the security deposit is based on credit worthiness. This deposit is required to cover any potential damages or unpaid fees at the end of the lease term. Admin Fee: $100, due before or at time of move in Inspection: We require a quarterly inspection. An adjuster will come in to check the property safety. This includes fire alarm, fire escape, AC units, washer & dryer, all kitchen appliances, windows etc. This is a requirement for all tenants who are renting with Redwood PMC Properties. First month's rent and security deposit are due at lease signing. PROMOTION: Enjoy 50% off your first month's rent! Note: The landlord will cover the water bill and the HOA fee for the community. Lease termination requires 30 days' written notice from the tenant. Failure to comply with any of the above terms may result in penalties, additional fees, or termination of the lease.
