Tenant Qualification Requirement:
All applicants must have a minimum credit score of 620 or higher, a verifiable monthly income at least three (3) times the monthly rent, and a positive rental history with no prior evictions, judgments, or outstanding landlord debts. Applicants must also pass a background and employment verification. The landlord reserves the right to consider the overall strength of the application, including income stability, credit history, references, and rental behavior.
Utilities: Tenant is responsible for and shall timely pay all utilities and services for the Premises, including without limitation gas, electricity, water, sewer, trash/recycling, and any heating fuel.
If any utility cannot be placed in Tenant's name (e.g., shared/master meter), Landlord may keep the account and bill Tenant monthly based on actual sub-meter readings (if available) or a reasonable allocation (e.g., headcount or square footage). Any billed amount is Additional Rent due within 5 days of invoice.
Tenant shall not intentionally waste utilities and shall promptly report leaks or defects.
Pets: Pets are allowed. Limit [number/species]; prohibited animals per law or insurance remain disallowed. Occupancy: Limited to the persons named on the Lease;

Entry: Landlord may enter with 24 hours' notice (or immediately for emergencies) for repairs, inspections, or showings as permitted by law.
Compliance: Where required, Landlord will provide any legally required notices/certificates (e.g., lead-safe/lead-free, rental license). Tenant shall comply with all laws, HOA/house rules, and the Lease.
All other terms of the primary Lease remain in full force. If there's a conflict, this Addendum controls on these subjects.
