A washer and dryer are available to tenants on-site. Art Now, Inc requires a 1 year lease and a security deposit in the amount equivalent to one month's rent. 1. The Landlord agrees to rent to the Tenant, and the Tenant agrees to rent from the Landlord on an annual basis in the residence aforementioned. 2. Rent. The rental payment will be [$2,000] per month and will be payable by the tenant to the landlord on the 1st of each month, beginning on December 1, 2024 - November 30, 2025. This monthly rental payment includes utilities: gas, electricity, water and trash. 3. Rent Increase Notice. The tenant should expect a rent increase at the beginning of each calendar year due to increased costs in utilities, dumpster fees, elevator fees, general maintenance, insurance, etc. Tenants should expect a rental increase notice during the month of September before the rent increase starts in January. 4. Tenants agree to use RentRedi to pay their monthly rent. 5. Late Payment. If the rental payment is late by 5 days, Art Now Inc. will charge the tenant a late fee of $75.00 on the 6th of that month. 6. Security Deposit. A deposit of ($2,000) will be required by all new tenants as of September 22, 2024 prior to their move-in date. 7. Termination: A. Tenant must give Art Now, Inc a 30-day notice prior to moving out. B. If the tenant fails to give proper notice, the tenant will forfeit the entire security deposit amount. C. Tenant must repair and clean the occupied space to the condition the property was in upon the first day of occupancy to obtain any amount of the security deposit as a refund. D. Art Now, Inc. reserves the right to terminate occupancy to any tenant who is at or beyond 60 days late on paying their rent in full. E. Art Now, Inc. must communicate a warning of termination with an exact move out date to the tenant through email and/or a written letter distributed directly to the tenant's property or mailbox. 8. Condition of Premises. The landlord and tenant will schedule a walk-through time to evaluate the condition of the rented space prior to Tenant's move in and move out date. The tenant will return the key on this day. The exact refund of the security deposit will be determined and distributed to the tenant after completion of the walk through. 9. Assignment and Subletting. The listed Tenants on this agreement are the only residents who are legally allowed to inhabit the space. If a roommate or partner will be moving into the studio and residing there on a regular basis, please update Art Now, Inc. with their contact information (phone number and email) in case of an emergency. Subletting is prohibited without the written approval and consent by Art Now, Inc. 10. Parking. The gravel parking lot located to the east of the property, is for paying tenants only. One vehicle per paying tenant is allowed to be parked within the gravel lot. This vehicle must be in working condition in case there is a need for Art Now, Inc. to perform scheduled maintenance in or around the gravel lot. 11. Dangerous Materials. Tenants shall not keep or have on the leased premises any article or substance of a dangerous, inflammable, or explosive character that might unreasonably increase the danger of fire on the leased premises or that might be considered hazardous or extra hazardous by any responsible insurance company. 12. Insurance. The Landlord obtained insurance to cover fire damage to the building itself and liability insurance to cover certain personal injuries occurring as a result of property defects or Landlord negligence. Landlord's insurance does not cover Tenant's possessions or Tenant's negligence. Tenants shall obtain a Renter's Insurance policy to cover damage or loss of personal possessions, as well as losses resulting from their negligence. 13. Right of Inspection. The Landlord and their agents shall have the right at all reasonable times during the term of this lease and any renewal thereof to enter the premises for the purpose of inspecting the premises and all building and improvements thereon.
