Unauthorized changes must be removed and property restored at Tenant's expense. 10. No Smoking / Vaping Absolutely no smoking or vaping (tobacco, cannabis, e-cigarettes, or similar) inside the unit, garage, or within 25 feet of building entrances/windows/common areas. Any exception (e.g. medical use) requires written Landlord approval and may be denied at Landlord's sole discretion. Violation = material breach of lease + grounds for eviction. 11. Entry by Landlord Landlord may enter with 48 hours' notice for inspections, repairs, or showings. Emergency entry without notice if safety/property at risk. 12. HOA Compliance Tenant must follow all HOA rules & regulations. Any fines caused by Tenant violations = Tenant's responsibility. 13. Default & Eviction Nonpayment of rent or major lease violation (including smoking, unauthorized pets, or unapproved occupants) may result in 3-day notice to pay/comply or vacate, followed by eviction under WA law. 14. End of Lease / Move-Out Tenant must return property clean and in original condition (normal wear excepted). Tenant responsible for professional carpet cleaning (if applicable). Deposit returned within 21 days, minus allowable deductions. 15. Governing Law Lease governed by Washington State Landlord-Tenant Act (RCW 59.18).
