The kitchen has a gas stove and dishwasher. The living room has a great gas fireplace. Washer and dryer are in the bathroom. Sorry, no pets allowed. The house has an upper unit with separate entry that is currently occupied. A water and garbage bill back will be shared between both units of the duplex. NOTE: This is not an accessible dwelling unit. SCREENING GUIDELINES-- APPLICANTS One for each person 18 years of age or older. Non-refundable application fee: $35.00 per person. IDENTIFICATION You must provide valid identification to verify name, date of birth and photo. RENTAL HISTORY It is the applicant's responsibility to provide all information to contact past landlords and any other necessary references. INCOME Your gross monthly income must be at least two times the amount of the monthly rent. Income must be verified through pay stubs, employer contract and/or tax records. CREDIT REQUIREMENTS Good credit is required to be considered for tenancy. Recent bankruptcies, foreclosures and short sales processed may disqualify an applicant or require conditional approval for the applicant. (Minimum Credit Score: 650) BACKGROUND CHECK For each applicant (18 years or older), a background check will be completed to determine any history of criminal activity, evictions or sexual predatory activity. AVAILABILITY You must be willing and able to pay the upfront costs according to the lease terms offered within 48 hours after the application has been approved and the lease offering has been provided. APPLICATION PROCESSING TIME We require up to 5 full business days to process an application. This timeline will begin once we have received the "complete application". COMPLETE APPLICATION A complete application consists of a fully completed and signed application form, the application fee has been received, income verification and a valid ID. For multiple applicants, the above information must be received for all applicants 18 years of age or older, before the application is to be considered "complete". ACCEPTANCE We will accept and approve the first qualified applicant. RIGHT TO DISPUTE You have the right to dispute the accuracy of any information provided to the Owner/Agent by the screening service or credit reporting. 100% NON SMOKING BUILDING Vaping, tobacco or any substance in the apartment is strictly prohibited and is grounds for an immediate lease violation. PETS Pets are not allowed. Tenants pay all utilities. Water and garbage are paid by the landlord and reimbursed by the tenant. No smoking or pets allowed. There is a $35 charge for a background check through the National Tenant Network. Street parking available. We will be accepting applications beginning May 31, 2022 at 12pm. Applicant Screening Criteria-- Rental History: Each applicant may demonstrate a history of meeting prior lease or mortgage obligations and leaving any prior rented properties in good order. Significant adverse rental history may disqualify an applicant or require additional payment security, such as a cosigner or additional applicant deposit. Income History: Wages, assets, or subsidy assistance are accepted as evidence of ability to pay rent. If household income does not meet at least 2x the monthly rent amount, a guarantor or additional security deposit may be needed. Applicants should include 2 pay stubs and/or bank statements from the past 90 days with their application. Credit History: TransUnion's ResidentScore is used to evaluate the applicant's credit history and ability to pay rent when due. A guarantor or additional security deposit may be needed where the applicant's credit history falls in the 'medium risk' range. An applicant may be declined if their credit history indicates high risk. Criminal History: A criminal background check is needed of all applicants. If criminal history is found, an individualized assessment of the applicant's criminal history will be conducted. An applicant may submit mitigating evidence of good conduct and rehabilitation that have occurred since any conviction or recent criminal activity.
