We an 11-room bed and breakfast located in the heart of Washington, DC, just minutes from Dupont Circle and top attractions. Our B&B offers a cozy and homely atmosphere with a focus on personalized service and guest comfort. Each room features an en-suite bathroom, ensuring privacy and convenience for all guests. We have 8 rooms with queen beds, ideal for up to 2 guests per room, and 3 rooms with double beds, perfect for solo travelers. Each room is thoughtfully equipped with modern amenities including high-speed WiFi (800 Mbps), Roku streaming TV, central heating and air conditioning, alarm clocks, hair dryers, luggage racks, and ironing facilities. Guests will also find a coffee maker with complimentary pods in every room to enjoy a fresh cup in the morning. At American Guest House, we take pride in our daily breakfast service, served in the charming dining room on a communal table. Breakfast includes a variety of delicious items like scrambled eggs, bacon or sausage, fresh fruit, yogurt, coffee, and tea. We offer a warm, welcoming start to your day in the nation's capital. Our B&B is perfect for both business and leisure travelers. We offer business-friendly amenities such as workspaces in the rooms and a meeting space in our parlor, accommodating up to six people for small gatherings or work sessions. Our location is unbeatable-only 0.6 miles from Dupont Circle Metro Station and steps away from Metro bus stops, making it easy to explore the city. Major landmarks, including the Washington Monument, National Mall, and Smithsonian museums, are just a short trip away. We are also within walking distance to local restaurants, the Washington Hilton, and other key attractions like the Woodley Park Zoo and Adams Morgan neighborhood. Please note that we have a strict no-smoking, no-pets, and no-children policy, ensuring a quiet and restful stay for all guests. Maximum occupancy is 19 guests across all rooms, and we do not allow parties or additional bedding in the rooms. You'll be charged $20 per hour, per room, for any time you are late checking out. Hours are counted in 1 hour increments. I apologize, but we must clean and prepare the facility for incoming guests. --No smoking --The use of Cannabis (food, smoking, vaping, etc.), is not allowed. --There will be an additional charge to your credit card of $200 per occurrence If we need to do any extra cleaning/washing/disinfecting due to smoking, using cannabis products, excessive drunkness, or sickness in the house/property, or any type of accident that requires special handling. --No refunds or future credits will be issued if we ask your group to vacate our property due to not respecting the policies specified here and on our website. --Pets are not allowed. --Children are not allowed --We do not provide nor allow additional bedding in the bedrooms or anywhere in the house. --No parties --No entertaining of friends and family outside of your group --The maximum number of occupants in a Single Room is 1. The maximum number of occupants in a Queen Room is 2. There is 1 bed per room. We do not provide additional bedding. We do not allow guests to bring in any type of additional bedding. --We require the credit card holder to sign an authorization letter before the reservation is confirmed. --We do not accept American Express cards. --The credit card on file will be charged the full amount due on the reservation 30 days before the arrival date. --If you need to cancel your reservation for whatever reason, we require a 30-day written cancelation notice (email) before your arrival date. Example: If your arrival date is 10/31/25, we must receive your written cancelation email notice by 11 am on 10/01/25. We do not refund any unused rooms, since you are reserving the entire house for your group. THIS IS AN EXCLUSIVE GROUP ENTIRE HOUSE RENTAL. --We do not refund or give any type of credit for canceled rooms. We can not mix a group reservation with other guests. --The credit card Holder will be responsible for paying for any damages to our property and its content, and for any extra cleaning caused by excessive carelessness, drinking, the use of drugs, sickness, etc. --No date changes are allowed after your credit card is charged. --We do not provide refunds or any type of credit if the required 30-day written cancellation notice is not provided by 11 am 30 days before your arrival date. --We provide housekeeping once daily and must have access to clean your bedroom the latest by 11 AM.. --Breakfast is served in the dining room on a communal table beginning at 8:30 am. The kitchen closes at 9:15 am. We remove the food items at 9:30 am. --We provide breakfast once daily and will put away the food items by 9:30 am. Breakfast foods are only available during breakfast time. --Additional services purchased such as serving coffee, snacks, water, cleaning up after delivered meals, etc, there is an additional cost of $100 for each time we must set up and clean up, (we must clean up after gatherings and meals), plus the cost to purchase the items. --There is no access to the dining room after 7:00 pm. --BREAKFAST LIST: a variety of these items will be served each morning : Fried or scrambled eggs with cheese, bacon or sausage, quinoa or potatoes, asparagus, or mushrooms, yogurt, OJ, coffee, tea, and some fruits. Anything else like gluten-free baked goods, etc, would incur an extra charge.
