We are now opening up the living quarters at The Gear Factory to everyone because there are a lot of amazing people out there that we would love to welcome into this space! Artist preference would be based on qualifications; however, you don't need to be an artist to live here, you just need to be a great neighbor and appreciate living around other people! This unit is a loft style live/work studio apartment on the 4th or 5th floor of the building known as "The Gear Factory". This studio is housed within a communal living situation where there are shared kitchen spaces, living spaces, and bathrooms (bed and breakfast style, professionally cleaned each week). Designed for flexibility and to suit a range of lifestyle and creative needs, the model balances privacy and community. You are not just entering into another studio or just another apartment. You are embarking on a special experience, opening doors to opportunity & joining a community! Please take a moment to consider that you will be cohabitating with people in a way you probably have not experienced before. In order for this to go as smoothly as possible depends on everyone upholding a level of consideration for each other and the spaces you share. This kind of commitment will be positive for everyone's experience! Shared spaces include the kitchens, bathrooms, common areas, laundry/utility rooms, and balconies. Choosing to live in this environment requires everyone to participate and work together, including picking up after themselves in any shared spaces, taking turns taking out garbage/recyclables, and being considerate of your neighbors regarding noise and behavior of guests. The Gear Factory is a 65,000 square foot eclectic, modern, industrial space dedicated to facilitating the needs of creatives, housing a variety of rental studios that suit varying needs of artists, musicians, and creative people. If you are an artist, feel free to fill out the artist application. 4th & 5th floors each have: -15 live/work studio apartments -6 individual shared kitchen spaces; however, each studio apartment has its own personal 17 cubic foot refrigerator -6 individual shared private bathrooms (bed & breakfast style); completely enclosed (not stalls); professionally cleaned each week -2,400 square feet of shared work/hang out space -Laundry room with 2 washers and 2 dryers (coin operated), utility sinks, and lounge -Open balcony Lease info: Utilities and basic WiFi are included with rent Absolutely no smoking in the apartments or anywhere inside the building Month to month rental agreement with a 5 year cap Security deposit & 1st months rent due upon signing rental agreement/lease Renters insurance required for all new tenants in apartments (windows are very expensive if accidentally broken) Rules: Must clean up after yourself in the common areas Must clean the kitchen space and dishes you use immediately after use Take out garbage and recyclables based floor schedule (take turns) Bathrooms professionally cleaned every week but please don't leave many personal items in bathrooms Always be considerate of others regarding noise levels but stricter quiet hours are 9PM Sunday-Thursday and 10PM Friday & Saturday
