All Tenants MUST comply with the below property rules: 1.All properties are SMOKE-FREE and ANIMAL-FREE- a $1000 fine for each incident is stated above for any violations 2.All tenants must pay the agreed-upon rent via AUTOMATIC ACH transfer on the 1st of each month. (Please see the attached ACH form for your review and completion) 3.Only tenants listed on the lease agreement are permitted to live at the property. Any change in the number of tenants must have a clean background check and be approved by your property manager no less than 30 days in advance and a new lease agreement will then be signed. 4.Sub-Leasing is NOT PERMITTED. 5.Tenants are responsible for the condition of the property- The property manager will perform inspections AT LEAST once per year for compliance at the convenience of their schedule. 6.Tenants are required to keep up the lawn or hire a lawn maintenance company unless otherwise stated in the lease agreement 7.Tenants are also responsible for any Pest Control or damage incurred from lack of regular treatment unless otherwise stated in the lease agreement. 8. Lease termination prior to the expiration of the initial 12 months will result in loss of security deposit 9. Tenant shall be responsible, at the termination of tenancy, for returning the property to the landlord after having been professionally cleaned and providing a paid invoice for such cleaning. If the cleaning is not satisfactory or a paid receipt is not provided, the deposit will be deducted by $250 for the landlord to hire a professional cleaner. 10. Any property changes or modifications of any kind must be approved by the landlord in advance. This includes but is not limited to outside play equipment, above-ground pools, wall paint, flooring, etc. Any that are not pre-approved will result in the immediate termination of tenancy and the loss of deposit.
