This is a fairly new community on Cub Road built in 2024-25. It is a very quiet and cute street. The current seller/occupant purchased this home in summer of 2024, so it is 1.5 years old. The Seller keeps it in immaculate shape. 3 bedroom, 2.5 bath home (2 full upstairs, one half downstairs). Lots of light, great floor plan, back yard, deck, cute community, close to everything, quiet street. There is a 4x8 ft shed on the side of the home to store bikes, lawn equipment, gear, etc. There is space for two cars in the driveway. 1 yr lease minimum, 2 year highly preferred.
All appliances stay at the home, including washer and dryer, and blinds. You pay electricity, heat, sewer and water consumption (I pay the fixed charges, you pay for what you use), internet. I pay for trash/recycling. First month's rent plus security deposit of 1500$ upfront. No last month's rent required upfront.
I take great pride in being a good landlord, and I will provide you with references from 5 current or former tenants of mine. I will probably arrange a day for tours towards the end of the month. I do not want to interfere with the seller's life by scheduling a lot of tours, so tours will not be given "on demand," but rather clustered on a set date.
Pets considered on case by case basis. I'm sorry to say though that I can't have "dangerous breeds" (such as Pit Bulls) unfortunately due to my insurance requirements.
We can sign a lease at any time but it won't take effect legally until the title has transferred to me, so in other words the lease would be contingent on the sale happening. If it goes through in January as planned, then the lease takes effect immediately once we close.
