1. Tenant is responsible for checking smoke detectors, and to check and replace the HVAC filter at least twice per year, at tenants' expense. Clean air filter will be provided and installed at the beginning of occupancy.
2. Tenant acknowledges that the property is clean upon move-in and agrees to deliver property, upon vacancy, in the same clean condition, including professionally cleaning carpets and touching up any painting wall marks and holes caused by Tenant. Rent does not include cleaning carpets or wall touch up/ repair.
3. If Tenant vacates property prior to the end of the lease term, tenant must immediately remove all personal belongings and have the property cleaned to move-in condition. Failure to remove personal belongings and/or leave property unclean, will result in Landlord performing or having services performed with expenses billed to the Tenant.
4. Laundry and or any other item may not be hung or kept outside. Only outdoor furniture in the courtyard area will be permitted.
5. No smoking by the tenant or their guests within the dwelling.
6. No leasehold improvements, including but not limited to changing the paint color, changing light fixtures, etc. can be completed without written consent from the Landlord.
7. Any furniture brought into the home by the tenant and placed on uncarpeted floor, must have scratch resistant pads placed under the furniture's contacting surface with the floor.
8. Trash cans and recycling are to be placed outside the detached garage, in the back alley on Tuesday evening and returned stored inside the dwelling on the proceeding Wednesday after waste have been removed. It will be the responsibility of the tenant to pay for this quarterly service. The bill will be mailed to the tenant. The tenant must pay this quarterly bill with the corresponding monthly rent.
9. Pets will only be allowed on the premises with written approval from the landlord. Any pet when outside the residence shall be leashed. Any pet feces must be cleaned up immediately per community and HOA bylaws. There is an additional $25 a month fee per any approved pet.
10. This home is located within an HOA. All community by-laws must be followed and will be attached with the lease agreement.
11. All vehicles owned by tenant must be parked in the property's garage overnight.
