NO PETS, NON-SMOKERS/NON-VAPERS ONLY (NOT JUST NON-SMOKING ON PROPERTY - ALL OCCUPANTS AND THEIR VISITORS MUST BE NON-SMOKERS). NO DRUGS. NO POT. NO SUBLETTING OR AIRBNB LETS.
MAX OCCUPANCY: 4 persons (3 adults can be accommodated in beds: queen bed in the master bedroom, full bed in the second bedroom for 2 kids or one adult). Twin air mattress with electric pump for 4th guest.
THE PROPERTY: 2 bedroom 1 1/2 bath Townhouse. End unit. Large fully-fenced grassed yard for the safety of your children, and privacy. 2 stories. Approx 1100 Sq ft. Screened in decks of master bedroom and lounge-room.
Some beach chairs are provided but no warranties. Deck chairs provided for upper and lower decks and front paved courtyard.
Recently painted. New vinyl flooring throughout. Central heat/air. Ceiling fans. New large windows. French doors to the upstairs deck off the master bedroom. The large sliding door downstairs opens out to the downstairs deck - sunshade blinds on deck for hot days. French doors off the master bedroom opens to the upper deck, which also has sunshades. Both decks screened in for privacy and weather protection.
LAWN CARE - mowing and garden care included in rent.
PARKING: 3 medium vehicles on our new attached widened driveway. RV/Boat OK up to 30ft (17ft width entrance). Some street parking may be available at the end of Calle Traviesa but no guarantees. No garage parking or storage (other than for small items like a bicycle or beach gear) is available.
SECURITY: Solar Motion lighting or flood lights on all surrounds, over parking space, driveway, on all gates, and all stairways. Solar Motion-activated security cameras monitor parking, front door, and perimeter of the property (no sound and none in the house/patios). Security footage can be shared with the tenant if the tenant downloads the apps. Cameras must not be interfered with. Electronic door lock on the front door with code specific to the guest for the duration of the tenancy.
BEDROOMS (2) - one Master bedroom and one guest room. Both are upstairs and separated by the main bathroom that is to be shared by all occupants.
BEDDING AND TOWELS - provided. Only microfibre bedding is provided so if you prefer cotton sheets you must provide your own. Microfibre is cooler and uses less energy to wash and dry, and has minimal lint/dust. Cotton towels provided.
A starter kit of cleaning products, toilet paper, etc provided BUT you must replace used products on your departure.
STORAGE: Plenty of closet space in each bedroom but no other closets are available. No storage is available on site. No storage will be permitted on the decks or in the yard. Minimal storage for bicycles, golf clubs, or the like is available in the garage.
BATHROOM: Shower. Toilet in the shower room. Double vanity separate to shower room.
An additional toilet (half bath) is downstairs.
Cold water outdoor shower for rinsing when returning from the beach or exercise.
KITCHEN: basic and not recently renovated but clean and functional. Many dishes, cooking and storing bowels, and utensils are provided. Coffee pots, electric kettle, skillet, electric stove and oven, microwave, toaster, blender, and mixer are also provided. Dishwasher and full-sized refrigerator.
LOUNGE-COMBINED WITH DINING ROOM - lounge plus a double electric reclining couch. TV- One Roku TV in the lounge area but none in the bedrooms - you need to pay for your own streaming services or use the Free Roku channels. Outdoor antennae for local channels.
DINING: Small high dining table with seating for 4. Kitchen bench/bar/office seating for 2.
LAUNDRY: Washer and dryer in the attached laundry room - direct access from inside house.
CLEANING SUPPLIES: Cloths, vacuum, brooms, buckets, mop, Swiffer, and toilet brushes are all provided to facilitate your own cleaning during your stay. No cleaning service is provided during the stay.
This is the owners' second home and is made available for rent when the owners are not using it. This is not a dedicated Airbnb listing, Hilton hotel, or serviced apartment. Bring only your suitcases and laptop as everything you need for the duration is here. No additional furniture will be permitted without permission (moving furniture causes damage)

Note that this is our home that we rent out while travelling, and therefore only those who respect our property will be accepted.

NON SMOKERS ONLY - - ALL occupants and their guests must be non-smokers which includes: NO VAPING. NO DRUGS. No Pot. No smoking outside or on any part of the property. If you smoke, you cannot apply.
NO PETS. NO EXCEPTIONS.
ALL ADULT OCCUPANTS MUST BE ON THE LEASE.
CLEANING FEE: Non-refundable $150 assumes reasonable cleaning only and does NOT include cleaning of oven/range or removing marks off walls. Additional cleaning costs will be incurred for the removal of left items, cleaning encrusted oven/stove/dishwasher/microwave/fridge, etc, cleaning walls, etc if left in the state that requires additional time or costs to clean.
MAX OCCUPANCY: 4 persons MAX -- one queen bed for TWO adults, and one full bed for ONE adult or two small children. Also full-sized electric air mattress provided. Visiting family for a short stay is permitted. No Airbnb, short-term rental, room or space rental, or sublet permitted. Long term guests not permitted.
WARNING: DISABILITY AND CHILDREN: 2-storey with steep narrow stairs, narrow doorways, narrow hallways, thresholds between rooms, and stairs from the ground up to the first floor. It is NOT suitable for those with mobility issues, or for unsupervised toddlers. For young children, I recommend you bring a kiddie-safe gate to cover the top of the stairs and the back deck.
STORMS: Summer hurricane, tornado, and flood-prone area and you must in advance have a plan for your own safety and that of your possessions. After a storm, access to the beach may be blocked for significant periods. You will not be covered for alternate accommodations, injury, or loss of property under our storm insurance.
UTILITIES - Electricity allowance of up to $35. Water and sewer to be reimbursed to owner - av $86/mth. Reimbursement expected within 7 days of being presented with the utility bill. Tenant controls the energy and water used.
INTERNET: Wifi Only provided. No ethernet
TRASH - provided.
LAWN SERVICE - provided
PARKING: maximum 3 medium vehicles in front of garage. RV/Boat OK but no trailers. No garage or undercover parking - garage space may be available for bicycles or kayak on request. Some additional street parking might be available towards the end of Calle Traviesa.
DAMAGES: All damage to be paid for and any damages in excess of the security deposit will be sought from the tenant.
SECURITY: Security cameras at entrances and on the property periphery must not be interfered with. Flood or motion light at the front door, over the driveway, over separate parking spaces, over each gate, and each stairway.
Keyless entry, and key. Code will be generated for the tenant.
No insurance is provided for tenant possessions. THE TENANT IS ADVISED TO TAKE OUT HIS/HER OWN RENTERS INSURANCE FOR HIS POSSESSIONS and for loss of accommodations in event of storm/evacuation
CLEANING during the tenancy will NOT be provided. Cleaning tools and equipment are provided to facilitate your own cleaning during your stay. A NON-REFUNDABLE cleaning fee will be used for third-party professional cleaning at the end of your tenancy.
