Term of Lease: The lease shall be for a fixed term of one (1) year, commencing on the date specified in the Lease Agreement and terminating one (1) year thereafter, unless earlier terminated in accordance with the provisions of this Lease. Payment at Execution: Upon execution of this Lease, Tenant shall pay to Landlord the sum of three (3) months' rent, consisting of the first month's rent, the last month's rent, and a security deposit equal to one (1) month's rent.
