The house is 7 miles/15 minutes to Dalton College and I-75 Walnut Avenue exit. It is 19 miles from Ringgold, and 30 miles from Chattanooga. It is on the West side over the ridge in the Chattahoochee National Forest area. It is 3 miles from the Pinhoti Trailhead where there are miles of trails in both directions. You can hike, mountain bike, and ride horses on these trails. This was an old farmhouse that is renovated but it does have its' crooked character flaws(as in some floors/ceiling lines aren't level, etc.), so if you are looking for a newer/modern house, this is not it. It is well insulated and has vinyl siding, metal roof, and newer windows. The house has a central wall heat pump unit that is rated for the size of the house, but there is an additional A/C in one bedroom, plus there will be quartz heaters provided for additional control of room temperatures. Living room and bedrooms have ceiling fans as well. There is also a storage room in the attic area that has stairs going to it, and we have a window AC unit in case you have need of some climate controlled storage. The house also has well water, so you don't have to worry with a water bill! This is a house out in the country.
