That said, we have had wonderful, previously docile animals become destructors of property - especially rugs and living room furniture. This is why, in addition to the $1500 security deposit, we will collect an additional refundable pet deposit of $1500 upon move-in (roughly one-fifth of the value of the living room furniture if we had to replace any piece) and a monthly extra fee of $50 per animal. Upon move-out, a cleaning fee of $300 (for those with pets) and $115 (for those without pets) will be deducted from the initial deposit.
