A $100 monthly pet fee per pet will be added to rent. The pet deposit will be refunded if no pet-related damage occurs. 10. Security Deposit: A security deposit is required at move-in. The full deposit will be refunded upon move-out, provided there is no damage beyond normal wear and tear, and the home is left in its original condition. 11. Community & Noise Policy: The property is in a quiet residential neighborhood. Tenants must respect neighbors, maintain reasonable noise levels, and follow community guidelines. 12. Lease Violations & Immediate Termination: The lease will be terminated immediately if the tenant is found in violation of the following: Smoking inside the property (in addition to the $500 penalty). Unauthorized pets or breach of pet policy. Failure to pay rent for a full month. Damage to property beyond normal wear and tear. Illegal activities, disturbances, or repeated complaints from neighbors. Subletting or allowing unapproved occupants without prior consent. Failure to maintain renters insurance.
