The number of occupants will be designated at the time of lease signing and any change to this number may result in increased rent. One small or medium dog will be allowed but absolutely may not be kept in the yard while renter is not home, no exceptions. One cat will be allowed. An additional $300 pet deposit will be required for all tenants and once per year, tenant will pay to have carpets professionally cleaned. Landlord maintains the home well and is exceptionally responsive to problems. It will be required that tenants oversee any maintenance or service calls personally as Landlord does not live in Denver. However, Landlord will pay for said service calls as they pertain to the property malfunction that is not due to neglect of the tenant. Service calls may be made at the tenants convenience. It will also be required that tenants mow the yard, remove any weeds that pop up, rake leaves in the autumn, shovel snow in the winter, and supervise the automatic sprinkler. All animal waste will be the responsibility of the tenant and it is expected that the property interior and exterior, including the yard, will be maintained in a neat and responsible manner. All necessary yard equipment is available at the home. Twice or three times a year, landlord will fertilize, weed, and do more extensive yard maintenance. Rent is due by the 5th of the month.
