Acceptable forms of income verification include: recent pay stubs, employment offer letter, tax returns (for self-employed applicants) and proof of benefits or other verifiable income. Applicants will receive a copy of their screening report and adverse action notice if applicable. The following may result in denial: outstanding utility collections, unpaid landlord or property management debts, recent charge-offs or major delinquencies, bankruptcy filed within the past 12 months (older bankruptcies are evaluated case-by-case, prior evictions within the past 7 years, outstanding balances owed to previous landlords, positive rental references are required when applicable, verified history of lease compliance is considered favorably. Criminal history is reviewed on an individualized basis, as required by Montgomery County law and the following factors are considered: nature and severity of the offense, how long ago the offense occurred, evidence of rehabilitation, whether the offense is relevant to the safety of residents or property. Each applicant receives a fair, case-by-case assessment. Current employment must be verifiable and self employed applicants must provide tax returns or bank statements. Occupancy must comply with local housing codes and HOA/Condo rules. All adults (18+) must submit a separate application. A non refundable application fee is paid directly to the screening service. Applications are processed in the order received once complete. Applicants will receive a copy of their screening report and an adverse action notice if denied. Pets are not allowed. False or unverifiable information may result in denial. Incomplete applications will not be processed. Reasonable accommodations are available upon request.
