NOTE: The house is equipped with a 3.6kWh solar system under NEM2.0, which generates around 5000kWh annually. The renter and owner will share the monthly loan payment. The renter will be responsible for $120 monthly by directly paying the owner. This part is excluded from the rent per month. Past electric bill can be provided as a reference per request. Water & Sewer: Renter is responsible for all water and sewer charges, payable bi-monthly. Renter will set up and maintain a direct account with the water and sewer provider. Garbage: Renter is responsible for annual garbage collection fees. The annual fee is billed attached to the property tax to the owner. Therefore, renter should pay the owner regarding this fee with provided proof of cost. Yard Maintenance Responsibilities Renter's Responsibility (Watering): Renter MUST maintain regular watering on the front yard plants and landscaping to ensure their health and vitality. Renter is responsible for the backyard maintenance. Owner's Responsibility (Gardening): Owner is responsible for all other front yard gardening and maintenance, including pruning, weeding, and significant landscaping tasks. Pet policies: Max 2 cats or 2 dog ( 40 lb only) are allowed on the property. Pet fee per month is $25 for cat and $60 for dogs. Move in/out policy: 1. If leaving earlier before the lease ends, one month of rent will be charged as the early lease termination penalty. 2. The owner will conduct professional deep cleaning before the renter moves in. 3. When moving out the property, a professional deep cleaning fee will be charged ($200-500 depending on tidiness of the house).
