At move-in, the following are due: first month's rent, last month's rent, one-month security deposit, cleaning fee, and any applicable pet fee. A credit card must also be kept on file for incidental damages. Monthly Rent: $1,450 per month (approximately $49 per day, prorated as applicable). Rent includes electricity, propane heat, and a fully furnished cottage complete with linens, kitchenware, and household essentials. Firewood for the indoor wood-burning stove is provided in the barn. Firewood for the outdoor fire pit is included; however, guests may need to split additional wood as needed. Internet - - - Work from home. Optional high-speed 1-Gig internet is available for remote work or streaming at $140 per month, billed separately upon request. Insurance Requirement - - - - Renter's insurance is required for the full term of occupancy. A minimum of $300,000 liability coverage is required, and proof of policy must be provided prior to move-in. Payment Methods - - - Electronic rent payments may be made via Venmo or Zelle, or the Zillow platform. Pet Policy - - - - Pets are welcome with a $120 seasonal pet fee (refundable at the end of the lease, pending inspection). The property is 420-friendly; however, no smoking is permitted inside the cottage. Garbage & Wildlife Responsibility - - - Garbage must be sorted and taken weekly to the local transfer station. Due to the island's natural setting, improperly stored or "smelly" garbage may result in fines and may attract wildlife (including bears). Move-Out & Cleaning - - - A $200 cleaning fee will be withheld from the security deposit at move-out. Prior to departure, tenants are expected to wash and put away dishes, launder and store used linens, remove all personal belongings, and take all garbage with them. An exit walkthrough with the owner will determine the final security deposit refund.
