Pets are welcome with approval limited to one cat or small caged animals with a $25/month pet fee. This is a non-smoking property. Applicants must demonstrate reliable income and rental history. 1. Term of Lease 1 or 2 years 2. Rent Tenant agrees to pay Property Owner rent of $1,900.00 per month, due on the first day of each month. Late Fee: If rent is not received within five (5) days after the due date, Tenant shall pay a late fee of $100.00 plus $10.00 per day thereafter until paid in full. Returned Payment Fee: A $35.00 fee will be charged for any returned checks or failed payments. 3. Security Deposit Tenant shall pay a security deposit of $1,900.00 upon execution of this Agreement. The deposit will be held as security for unpaid rent, damages beyond normal wear and tear, or other breaches of this Agreement. The deposit (minus lawful deductions) shall be returned within 30 days after the lease ends and possession is surrendered, in accordance with Utah law. 4. Utilities Tenant is responsible for payment of all utilities including, but not limited to: electricity, gas, water, sewer, trash, internet, and cable. 5. Pets No pets are allowed except one (1) cat or small caged animals (including reptiles). If pets are present, Tenant shall pay an additional $25.00 per month pet fee. Tenant is responsible for all damages caused by pets. 6. Lawn & Yard Care Tenant is responsible for lawn mowing, watering, and general yard upkeep. Tenant may opt into Property Owner provided lawn care for an additional $50.00 per month, payable with rent. 7. Maintenance & Repairs Tenant shall promptly notify Property Owner of needed repairs. Tenant shall be responsible for all damages caused by Tenant, occupants, guests, or pets. Tenant shall be responsible for any fees or damages caused by pests occurring during the duration of the lease period. Property Owner is responsible for maintaining the premises in habitable condition under Utah law. 8. Early Termination If Tenant terminates this lease prior to its expiration, Tenant remains financially responsible for rent payments until: A new tenant takes possession, or The lease term ends, whichever occurs first. 9. Alterations Tenant shall not paint, remodel, or make alterations to the Premises without prior written consent of Property Owner. 10. Entry by Property Owner Property Owner may enter the Premises for inspections, repairs, or to show to prospective tenants/buyers with at least 24 hours' notice, except in emergencies. 11. Subleasing & Assignment Tenant shall not assign this Lease or sublease the Premises without Property Owner's written consent. 12. Insurance Tenant is strongly encouraged to obtain renter's insurance for personal property and liability. Property Owner is not responsible for Tenant's personal belongings. 13. Default & Remedies If Tenant fails to comply with the terms of this Agreement, Property Owner may pursue remedies provided under Utah law, including eviction, recovery of damages, and attorney's fees. 14. Governing Law This Agreement shall be governed by the laws of the State of Utah.
