Lease Term:
Fixed Term: 1 year
Renewal and Extension: Neither Landlord nor Tenant is obligated (and neither has any right) to unilaterally renew or extend the Term of this Lease. Either Landlord or Tenant may request a 1 year renewal of this lease which will begin upon completion of this lease and is a separate, new lease. New lease will be effective only if signed by both Landlord and Tenant. Landlord reserves the right to modify any provisions of the lease prior to either party signing the lease; including changing rent, fees, and/or other costs.
Other costs/fees:
Tenant is responsible for $75/month for water bill and $25/month for HOA dues, in addition to all other monthly payments. Landlord subsidizes remainder of water bill and HOA dues (beyond required $75/$25 monthly from renter). Landlord reserves the right to charge Tenant for water bills in excess of $150 for any single month (Landlord will provide bill as proof of charges).
Renter is responsible for gas, electric, internet, and all other utilities/services.
Smoking is prohibited anywhere on the property. Tenant will be fined $2,500 for each smoking violation and smoking is cause for immediate lease termination at the Landlord's sole discretion (all deposits will be forfeited by Tenant).
Security deposit is refundable after move-out inspection determines any costs required to return property to equivalent condition as before lease was initiated. Such reasonable costs will be deducted from security deposit.
No Transfer:
Tenant will not sublease or assign all or any portion of the Property without the prior written consent of the Landlord, which is at the Landlord's sole discretion. Any attempted sublease or assignment of the Property or this Lease without prior written consent will be void and cause for termination of this Lease by the Landlord. No sublease will release the Tenant from any obligations under this Lease, and the Tenant will remain liable for any violations of this Lease caused by a subtenant. Tenant will not rent the Property or any portion of it, including through rental programs such as "Airbnb," "VRBO," or similar services. Entering into any short-term rental agreement will be cause for termination of this Lease by the Landlord.
Pet Addendum:
Up to four pets total allowed (terrarium pets not counted in limit/total). No livestock or fowl (e.g. chickens) allowed.
Each pet must individually be approved by landlord in signed agreement with tenant.
Pets must not have a history of aggression.
$200 non-refundable pet deposit, per pet (up to $500).
$20/month pet rent, per pet.
If tenant keeps pets, tenant must include pet coverage in renters insurance.
