Hi, we are ready to lease our brand new ADU. We still need to finish some exterior landscaping and complete a new fencing. This unit is located adjacent to our main house. Therefore, we are looking for a tenant/ couple who will be compatible with our family. We are easy going and respectful, so we are looking for the same. We have a friendly dog, chickens, ducks, and bee's, as well as extensive gardens. We enjoy outdoor fires and live a beach lifestyle.
We are flexible on the lease term and would consider from 4 months to a year. The tenant would access through the main either through the street or driveway gate. We are non-smokers and wish for the same. However, it is Santa Cruz and we are open minded.
We will maintain the front yard area as well as the tenant's private yard area as needed. The fences are not completed but will be so shortly.
The unit is not separately metered, but we have a sub meter that reads the usage and will charge the PG&E rate to the tenant. We will cover the water but hope the tenant is conscious about not wasting water. We need to figure out the Wifi/ cable situation. We have Comcast at the main house.
